DESIGN TEAM APPOINTED TO LEAD HISTORIC FLEET STREET PUBLIC REALM TRANSFORMATION

The City of London Corporation has appointed Bradley-Hole Schoenaich Landscape (BHSLA) to lead the public realm design for its transforming Fleet Street project, supported by the Fleet Street Quarter BID, marking a major milestone in the renewal of one of London’s most historic streets

The City of London Corporation, supported by the Fleet Street Quarter Business Improvement District (BID), are delighted to announce the appointment of Bradley-Hole Schoenaich Landscape (BHSLA) to lead the public realm design for the Transforming Fleet Street project, a once-in-a-generation renewal of one of London’s most iconic thoroughfares. 


The Fleet Street Quarter area is entering a bold new chapter, with the transformation of Fleet Street’s public realm backed by the City of London Corporation’s £9 million commitment and Fleet Street Quarter BID’s £500,000 investment. This flagship commission is part of a long-term regeneration programme to revitalise Fleet Street and its historic network of courts and lanes, creating a greener, safer and more welcoming environment open to all. The wider project prioritises walking and wheeling, with wider pavements to improve comfort and seating to encourage people to pause, enhancing the area’s social, cultural and economic vibrancy while complementing a development pipeline of 33 new and refurbished schemes. Featuring landmark developments such as the City of London Salisbury Square flagship courts complex scheme, the Daily Telegraph buildings, and a retrofit of 65 Fleet Street bringing student housing into the area, collectively the development pipeline is expected to deliver 7 million sq ft of space in the next 5 years and bring an additional 35,000 workers to the area. The appointment of BHSLA marks a major milestone in these developments, as Fleet Street is reimagined for the modern era: a dynamic, people-focused destination that celebrates its legacy while embracing the future.

BHSLA has been tasked with delivering the overarching public realm concept design for Fleet Street , introducing greenery, texture and atmosphere as a counterpoint to Fleet Street’s more formal heritage. The aim is to create ‘breathing space’, balancing sensory qualities with robust infrastructure and climate resilience. 


A truly collaborative approach, BHSLA brings extensive experience working in heritage-rich, high-profile environments across London, including having led projects at Hanover Square, and 50 Fenchurch Street, where their work respectfully integrates with the Grade I listed Church of All Hallows Staining. In addition to the wider redevelopment of Fleet Street, BHSLA is leading on the landscape architecture of the Salisbury Square Justice Quarter project, which will deliver a new purpose-built 18-courtroom legal facility and City of London Police headquarters. The practice is led by renowned designers Christopher Bradley-Hole and James Brisco, who will serve as Project Lead.

Supporting BHSLA on the project is; Civic Engineers, leaders in sustainable public realm engineering, known for their innovative use of blue-green infrastructure, most notably demonstrated at White Hart Lane in Tottenham, a benchmark project that balances movement, greening, SUDS and visual appeal. Light Follows Behaviour brings specialist expertise in urban lighting strategy, with a collaborative design approach that fosters stakeholder engagement and enhances night-time identity. Meanwhile, Richard Wolfströme’s award-winning work in wayfinding and environmental art will ensure a distinctive and coherent sense of place, informed by his deep understanding of the City through previous work on the Culture Mile BID identity strategy.


This initiative is part of the City Corporation's Fleet Street Healthy Streets Plan and builds on the Fleet Street Quarter BID’s ‘Era of Change’ vision, which identified 34 public realm opportunities to enhance the street’s identity and functionality and sees the BID committing £1m to deliver a range of improvements across the area. The Transforming Fleet Street project is due to go to public consultation in 2026.
